Kematen is located just 7 km west of Innsbruck - right on the border between the Upper and Lower Inn Valley. The steadily growing municipality offers its approx. 4,500 inhabitants and numerous businesses an ideal infrastructure and excellent connections to the (public) transport network. In recent years, mainly commercial and production companies have settled in Kematen in Tyrol and benefit from the perfect transport links between Munich and Verona as well as Zurich and Vienna.

The Kematen Business Park is being built on this axis. A total area of around 31,000 m² is available for this purpose in the industrial area. Flexible spaces are planned that can be used individually by companies. The location in Kematen is ideally situated at the heart of Tyrol, with connections to major European transport routes. All the country's main traffic routes converge here. In recent years, the area around Kematen railway station has become increasingly attractive for commercial and production companies. The Kematen commercial park is being built along this axis. The A12 Inntal highway in both directions (Innsbruck/Bregenz) and connections to relevant federal and state roads can be reached in just a few minutes. The ideal location and excellent transport links make it possible to reach major business locations such as Munich, Zurich and Milan in just a few hours.

The employees of the companies also benefit from Kematen's favorable location. The Kematen commercial park is only 50 meters from the train station. Innsbruck can be reached in just 10 minutes by S-Bahn, which runs every half hour. The implementation of the new transport concept also envisages the construction of a new bus stop directly adjacent to the site. Amenities such as grocery stores, a pharmacy and doctors, as well as educational institutions, are located in the immediate vicinity of the commercial park.

This project aims to address topics such as urban mining in order to promote resource conservation and energy efficiency. In particular, ZIMA is pursuing this intensively in the current location and project development for the "Kematen Commercial Park" development project. The conditions and the environment enable innovative building concepts and the implementation of alternative energy concepts - the groundwater utilization plant already exists.
