Start of construction in December 2023

Innsbruck/Aschau, 18.12.2023 - The go-ahead for the construction of the ZIMA project in the municipality of Aschau im Zillertal will be given in December. In the Mitterdorf district, 39 high-quality 1- to 4-room apartments, a grocery store operated by retailer MPreis, a pharmacy and doctors' surgeries will be built by the end of 2025. Five apartments will be allocated to local residents at reduced prices by the municipality of Aschau. With this start of construction, ZIMA is defying the generally gloomy mood in the construction and real estate sector.


Together with the municipality, ZIMA Tyrol was able to design an all-round harmonious project on the approximately 6,392 m² "Bräufeld" plot in Aschau im Zillertal, with construction due to start in December 2023. In a unique setting, a three-part building ensemble is being created, positioned on a continuous first floor base, which is characterized by high-quality building materials and diverse levels of use - in accordance with the wishes of the municipality and in order to use land resources sparingly, living space is being realized here above attractive commercial space.

"Together with the municipality, we invested a great deal of passion and commitment in the planning. This concept convinced everyone and we were given the confidence - despite the general uncertainty - to realize the project. With an acceptable level of pre-utilization, we are now getting off to a flying start in order to complete construction on schedule by the end of 2025," says ZIMA Tyrol Managing Director Alexander Wolf.

Sustainability and ecological thinking
The new building is heated using a groundwater heat pump and supporting photovoltaic systems on the roofs. Another ecologically valuable contribution is the revitalization of the "Gießen" pond, which is located on the property. Together with the local authority, ZIMA is tackling the task of creating larger areas of water here and re-establishing the valuable habitat for flora and fauna.

Everything under one roof: MPreis, pharmacy, doctor in the building
The continuous first floor offers plenty of space for service providers and businesses. An MPreis supermarket, a pharmacy and doctors' surgeries will find space in these attractive areas. Residents will be able to do their shopping in the building and the citizens of Aschau will also benefit from the extended range of shops and services within easy walking distance.

Living comfort for every stage of life
A total of 39 residential units are being built on the upper floors of the building complex. The varied 1- to 4-room apartments meet all requirements for modern living comfort: ideal room layouts meet high-quality basic fittings from top brand manufacturers and regional companies. Each unit has open spaces such as a spacious terrace, balcony or private garden. Floor-to-ceiling windows ensure light-flooded living spaces. A total of 117 parking spaces allow for individual mobility. With local amenities in the building, the barrier-free design of the entire project and lifts in every apartment building, age-appropriate living is also guaranteed. Five owner-occupied apartments will be allocated with a capped price by the municipality.

Ideal location in the middle of the Zillertal
Daily life in "Bräufeld Z'aschau" can also be managed without having to travel far: the Zillertalbahn train station, elementary school, kindergarten and all local suppliers in the village of Aschau are in the immediate vicinity. Future residents can look forward to breathtaking natural landscapes, high-quality leisure activities and a comfortable everyday life in the community.

With ZIMA value guarantee
The privately financed apartments are available for purchase with the option of the ZIMA value guarantee. This gives buyers the option of exercising a right of resale at the purchase price three years after purchasing an apartment. During this time, the apartment can be used by the buyer or rented out for a limited period of three years. In this way, ZIMA not only offers potential buyers the opportunity to make a stable investment in their own four walls, but also underlines their confidence in the positive development of the real estate market.
